What is Planning Permission?
Planning permission is the formal consent granted by a local planning authority to carry out proposed alterations, extensions, or other types of associated works. If work requiring planning permission is carried out without approval, enforcement action may be taken.
The type of work you plan to undertake determines the type of planning application required. Below is a breakdown of common types of planning consent.
Householder Planning Consent
Householder planning applications are used for proposals to alter or enlarge a single house, including works within the boundary or garden of the property. Common projects requiring householder consent include:

- Garages, carports, and outbuildings
Full Planning Consent
Full planning applications apply to larger-scale developments or changes that extend beyond householder developments. These applications are required for:
- Alterations or works related to flats
- Converting properties into multiple dwellings (e.g., flat conversions or building a separate house in a garden)
- Changing the use of part or all of a property to non-residential purposes (e.g., business use)
- Any works outside the property’s garden, such as stables in a separate paddock
Outline Planning Consent
Outline planning applications are used to determine whether the scale and nature of a proposed development would be acceptable before submitting a fully detailed proposal. This type of application requires fewer details upfront.
Once outline permission is granted, you will need to submit a “reserved matters” application to get approval for specific details before work can begin.
Lawful Development Certificate: Proposed or Existing
If you want to confirm that the current use of a building is lawful for planning purposes or verify that a proposed project does not require planning permission, you can apply for a Lawful Development Certificate from your local planning authority.
